“Stage One: The Audition”
Diane Design Home Staging &
Redesign “auditions” for your home staging with a free
consultation. This allows us an opportunity to view the
home, explain the process of staging and services, take
“before” photographs, discuss goals, timeframe and budget,
and set up an appointment to come back for selected
services.
“Stage Two: Impressions”
We typically spend over two
hours with the seller and/or Realtor discussing the home’s
“opening act” (the first few seconds in which a buyer
decides if they feel comfortable in the home). We will walk
through the home with the seller “acting” like prospective
buyers and make notes. We’ll offer suggestions for key areas
(including outdoors) that will bring quick offers. We give
the seller a visual of up to date furniture and accessory
placement that effectively make areas more appealing. For
the “encore”, we’ll provide a digital snapshot of the
result, and produce a written review of our consultation.
“Stage Three: You’re On!”
Following “Stage One”, the home
seller can accept a “major role” by purchasing a customized
do-it-yourself manual produced by Diane Design. This
valuable guide gives in-depth directions for self-staging.
Homeowners who appreciate a challenge will love this “How-to
script”.
“Stage Four: Places
Everyone!”
This is the “dress rehearsal”.
We arrive “in costume” and spend at least half a day staging
every room possible for a tough audience. Diane Design
Home Staging & Redesign performs “magic” on previously
identified areas of the home that will profit most by
furniture adjustment, replacing tired décor and borrowing
from other rooms to make every major room look great. We add
our own “props” and take gorgeous photos for the seller and
agent to promote the home on the Web. (Naturally, the
homeowner is awarded “best supporting actor” for their role
in a “reality series”).
